Design categories
The four SDA design categories, in plain language.
Every SDA home is built to one of four NDIS design categories. Your SDA funding says which category applies to you, and every home above shows its category up front.
Improved Liveability
Homes with better lighting, clear sightlines and easy layouts, designed for people with sensory, intellectual or cognitive impairment.
Fully Accessible
Homes designed for wheelchair access throughout, inside and out, for people with significant physical impairment.
Robust
Strong, durable homes designed to be safe and low-stimulation, reducing risk for residents and the people around them.
High Physical Support
Homes with a high level of physical access plus features like ceiling hoist provision and backup power, for people with very high support needs.
What SDA is
SDA funding pays for the home itself.
It is a separate part of some participants' NDIS plans, designed for people who need specialist housing because of very high support needs.
Funding in your plan
SDA funding sits in the participant's own NDIS plan. It covers the physical home, not the support delivered inside it.

SDA homes are designed and built to a specialist standard, from accessible layouts through to features for very high physical support needs.
Home and support, one team
SDA covers the building. The day-to-day support inside the home is funded separately, and we deliver both sides, so nothing falls between two providers.
